Roof Repair in the Twin Cities

We'll tell you if you need a repair — or if you don't need one at all.

Most roofing companies push replacement. We start with an honest assessment of what your roof actually needs — and if a repair is the right answer, we do the repair. We won't recommend a replacement unless it genuinely makes sense.

Repair vs. Replacement: How We Make the Call

This is the most important question in any roofing evaluation, and most contractors have a financial incentive to answer it wrong. We don't. Isolated damage on a roof in otherwise good condition is a classic repair scenario. A roof past its expected lifespan with widespread damage is typically a replacement.

Our 3-step evaluation — full inspection, honest assessment, clear recommendation — is specifically designed to give you the right answer, not the most expensive one.

Common Repairs

Common Roof Repairs We Perform

Shingle Repair and Replacement

Missing, cracked, curled, or wind-lifted shingles can often be replaced in isolated sections without disturbing the rest of the roof. We match existing shingles as closely as possible and address the underlying cause.

Flashing Repair and Replacement

Flashing failures around chimneys, skylights, dormers, and roof-to-wall intersections are one of the most common leak sources. Most can be repaired or replaced without a full tear-off.

Pipe Boot and Penetration Sealing

Rubber pipe boots typically degrade in 15–20 years. A cracked or split boot is a frequent localized leak source — quick to repair for a fraction of replacement cost.

Valley Repair

Roof valleys concentrate water flow and are a common wear point. Open or closed valleys that have deteriorated can often be repaired without full-roof involvement.

Ice Dam Damage Repair

After an ice dam event, we inspect the full affected area, address decking or insulation damage underneath, and repair the exterior system to prevent recurrence.

Flat Roof Repair

Punctures, seam failures, and drain blockages on EPDM, TPO, and modified bitumen flat roofs can often be repaired without full membrane replacement.

When to Repair

When Repair Makes Sense — and When It Doesn't

When Repair Makes Sense

Isolated damage affecting a small percentage of the roof, recent installation (under 10–12 years old), and a system in otherwise good condition. Storm damage to a small section of a sound roof is a classic repair scenario.

When Replacement Makes More Sense

A roof approaching or past its expected lifespan (20+ years for asphalt), widespread damage, multiple simultaneous failures, or recurring repairs are indicators that replacement will be more cost-effective over the next 5–10 years.

Insurance-Eligible Damage

If storm damage is the reason for the repair, that work may be covered by your homeowner's policy. We document damage correctly, advocate for your claim, and make sure nothing is overlooked.
